What do I need to do to see the property?

Begin by submitting applications for everyone over 18 that will be living in the property. There is a $5.00 application fee for each applicant which is used to perform a credit and reference check. Contact Callahan & Galloway to check the status of your application. If your applications are approved you may then set up an appointment to see the property you are most interested in.

Do my spouse and I both need to fill out applications?

Yes. Because you are two different people with different social security numbers, birthdays, etc. we do require an application from each of you.

How long does it take to get my application approved?

Usually it only takes about an hour, but it can take longer if we are unable to get in touch with one of your references.

Why do I have to fill out an application before I see the property?

We require the application process to precede the showing in an effort to serve our qualified applicants better. If we show the property first and then the application is denied, we have lost valuable time that could have been used for our qualified applicants. We'd like to keep our schedule open and available to those who meet our criteria.

Do I need a co-signer?

In most cases, if you are over 18 you are considered an adult and do not need a co-signer. If, however, your application is initially denied, we may consider renting to you if you have a qualified co-signer. The co-signer must complete the same application process you intially went through.

How long is the lease/What terms do you offer?

We offer one-year leases or you may choose to have your lease end on July 31st at most of our properties.

Do you offer month-to-month or 6-month leases?

We are willing to end most leases on July 31st regardless of the start date of the lease (so if your lease begins in January, you may end your lease on July 31st, thus giving you a 6-month lease). In most cases this is the only time we are willing to permit a lease of less than one year.

Do you require a deposit?

We require a deposit equal to one month's rent at all locations (with the exception of 920 Cherry Street). The deposit at 920 Cherry Street is as follows:

$250 for any unit with rent under $349 per month.
$350 for any unit with rent over $350 per month.

Will you work with me on the deposit?

We require the deposit to be paid-in-full upon lease signing. There are usually no exceptions to this.

What if something in my apartment needs repair?

We have a full maintenance staff that is skilled and able to make most repairs needed. Just call the office to submit a work order and your repair (in most cases) will be completed in just a few days.

Do you allow pets at your properties?

Some or our properties do allow pets with a $250 refundable pet deposit (one deposit applies for all pets). Please see our list or check our web site for listings.

Are there any pets you will not consider at pet-approved properties?

We will under no circumstances allow rottweiler or pit-bull breed dogs.

Do you manage any commercial properties?

Yes. We have several commercial offerings. We do not post these on our website so please contact our office for availability.

What if I would like to have Callahan & Galloway manage property I own?

We would love to speak with you about your property management needs in person or over the phone. Please contact us and we will be happy to go over what we do and how we can make your life easier by relieving the common pressures associated with property management.

Can I paint the apartment?

Painting your rental unit any color other than its original color upon move-in is not allowed and is a violation of the lease.

What if I want to break my lease or leave early?

If you must vacate the property before your lease expires for any reason, your only option is to sub-lease.

What is sub-leasing and how does it work?

Sub-leasing is a process by which you will find someone to occupy the apartment in your place until the lease expires. We will post your unit on our vacancy list if the entire unit will be vacant. We do not match roommates, so if you are leaving and others are staying, we are not able to help you with your search for a replacement. Once a sub-leasee is found, you will pay a $75 sub-lease fee and the new tenant will pay a deposit and sign on to your original lease. Note: we will hold your deposit through the end of the lease.
